Dubai developers overseas expansion 2025, Emaar, DAMAC, and Sobha Realty are strategically diversifying beyond Dubai’s thriving property market, targeting new emirates, international destinations, and fresh industries. This outbound push aims to reduce reliance on Dubai’s property cycle and capitalize on global opportunities.
Emaar, famed for projects like the Burj Khalifa, reported Dh46 billion in domestic sales for H1 2025—a 46% year-on-year rise. Bolstered by a Dh146 billion project backlog and low debt, the company is exploring acquisitions in key markets such as the US, China, India, and Europe to accelerate growth and reduce entry risks.
Market analysts praise Emaar’s acquisition-focused approach, citing quicker market access and local knowledge as key advantages.
DAMAC, led by Hussain Sajwani, is branching into new sectors with a $20 billion plan to develop advanced data centres across US states like Texas and Arizona. Simultaneously, DAMAC continues luxury real estate and hospitality expansion internationally, including branded homes in London and a luxury resort in the Maldives.
Their approach combines prestigious global brand partnerships with high-growth sector diversification.
Sobha Realty extends its footprint from the UAE to the US, particularly Texas, targeting $1 billion sales in the first year with expansion plans into Virginia and other key markets. Their unique vertically integrated construction model ensures quality, efficiency, and consistent delivery in foreign ventures.
While these developers pursue global ambitions, Nakheel and Meraas continue to prioritize Dubai-focused mega-projects, highlighting varied growth strategies within the emirate’s property sector.
